Kirkwood does not have one kind of house, and that changes how we work. Walk the blocks around Argonne Drive and Woodlawn Avenue and you find 1900s Victorians and foursquares with quarter-sawn white oak hiding under the carpet. Head toward Osage Hills or Westchester and it is 1950s ranches on two-and-a-quarter-inch red oak strip. Then there are the rebuilds, where a small ranch came down and a large new house went up in its place. We measure and price those three jobs differently, because they are not the same job.

Usually, yes. We pull a corner in a closet and look at the species, the board width, and how much wear layer is left above the tongue. Most Kirkwood houses from that era have oak with plenty left to sand. Tack strip holes and a little pet staining are normal and come out. If a floor is genuinely past saving, we will tell you.
