Commercial work runs on a different clock
A commercial floor gets judged by the calendar as much as the finish. The tenant opens Monday, the clinic sees patients at seven, the school starts in August. Veteran Flooring bids and installs commercial flooring across Greater St. Louis: offices and warehouse space along the Lambert airport corridor, medical and office buildings out the Creve Coeur and Chesterfield corridors, retail, churches and school buildings. We are veteran-owned, we have been at this since 2015, and we work directly with owners, property managers and general contractors.
We install every commercial category and we spec by traffic, moisture and warranty rather than by whatever a mill is discounting that quarter. A small tenant finish and a full floor plate get the same process: site walk, moisture numbers, a written scope with phasing, and a schedule you can hand to your tenants. Start with a free walk-through and bid.

What we install for commercial clients
Every building has a floor system that fits it. Part of the bid is telling you which one, and being straight about where a cheaper material is going to cost you more in three years than it saved you up front. Traffic count, rolling loads, cleaning chemicals and how much downtime the space can stand all point to a different answer, and we would rather sort that out at the walk than at the punch list.
- Commercial LVT and LVP with a 20 mil or heavier wear layer - the same luxury vinyl plank construction we use in homes, built heavier
- Carpet tile - the default on office floors, and easy to spot-replace at a desk pod
- Sheet vinyl with heat-welded seams for clinics, labs and locker rooms
- Commercial porcelain and quarry tile for lobbies, restrooms and kitchens
- Hardwood and commercial-rated laminate for restaurants, boutiques and church sanctuaries

It starts with a walk. We measure, look at what is coming out, and test the slab for moisture before anyone quotes an adhesive, because concrete that reads high will let go of a perfectly good product. The scope comes back in writing with the phasing spelled out: which zones, which nights, how long each section is out of service, and what your people need to move before we show up.
Occupied buildings are normal for us. We install nights and weekends, phase by floor, wing or department, and wall off the active area so the dust and noise stay in one place. Modular carpet tile helps here, since a desk pod can be lifted and reset in an evening. At closeout you get warranty registration, the maintenance spec for your cleaning crew, and attic stock boxed and labeled.

The buildings we work in around Greater St. Louis
Most of our commercial work sits in a handful of building types, and each one comes with its own list of requirements: slip resistance, sound, cleanability, or simply how fast the space has to reopen after we leave. A church hall and an exam room are not the same problem, and neither is a warehouse aisle that takes a pallet jack forty times a day. Here is where you will find our crews.
- Offices and flex space near the Lambert airport corridor - carpet tile, LVT and sealed concrete
- Warehouse and light industrial - coated concrete and entry matting systems that catch winter salt
- Medical, dental and veterinary - welded sheet vinyl and rubber with coved base
- Retail and showrooms in Chesterfield and west county - LVT and large-format porcelain
- Churches and schools - carpet tile in classrooms and offices, hard surface in halls and fellowship space
- Restaurants and multi-family - quarry tile in the kitchen, rentable-grade plank in the units

Commercial pricing in Greater St. Louis
Commercial numbers move with the material, the square footage, the site conditions and the schedule, and after-hours work adds roughly fifteen to twenty-five percent. The ranges below are typical installed prices on projects over a thousand square feet.
| Option | Typical price | Notes |
|---|---|---|
| Commercial carpet tile | $4.00 - $7.50 / sq ft | Offices, classrooms and church halls |
| Commercial LVT and LVP, 20 mil and up | $6.00 - $10.00 / sq ft | Retail, clinics and corridors |
| Sheet vinyl with welded seams | $8.00 - $12.00 / sq ft | Exam rooms, labs and locker rooms |
| Commercial porcelain and quarry tile | $12.00 - $18.00 / sq ft | Lobbies, restrooms and kitchens |
| Commercial-grade plank hardwood | $9.00 - $16.00 / sq ft | Restaurants, boutiques and sanctuaries |
Demolition, moisture testing, floor prep and night or weekend scheduling are priced per project once we have walked the space with you.
Commercial Flooring - frequently asked questions
Yes, and most of our retail, clinic and office clients need it. We schedule around your hours, take one zone at a time and leave each section walkable before the doors open. After-hours labor carries a premium and it shows up as its own line in the bid rather than buried in the square-foot price.
In most cases, yes. We phase by floor, wing or department and wall off the active work area so dust and noise stay put. Staff keep working around us. The schedule in your scope says which spaces are down on which nights, so you can tell tenants before the work starts instead of after.
Manufacturer warranty registration, the maintenance and cleaning spec for the products we installed, attic stock labeled by area and dye lot, and a diagram of what went where. If a section needs replacing in year four, your facilities crew will know exactly what to order without guessing at it.
Our own crew, out of the shop on Weldon Parkway in Maryland Heights. We do not hand commercial jobs to a rotating cast of subs, which is the usual reason a schedule slips and the quality drifts between zones. You can read what building owners and homeowners around here say about that in our reviews.

What we hold ourselves to
The owner on site Dale Wyatt is on your job while the work happens. Questions about a transition, a stain color, or what we found under the old carpet get answered by the person accountable for the floor.
One honest number Erik measures the rooms and checks the subfloor before he quotes, so the written price covers the whole project. It does not grow halfway through the install.
