A leak under a radiator, or a window left open through a storm, usually ruins a patch rather than a floor. We lift the damaged boards one at a time, weave in matching material so the end joints stagger like the rest of the field, sand the area back and feather the new finish out until the seam is gone from standing height. On red oak that has been down since the twenties, the color and patina are not something you can order new. Keeping that is the entire point of a repair.
Finding the cause before patching the surface
Floors rarely fail on their own. It is a slow supply line, a joist that has settled, grading that sends rain back toward the foundation, or a basement that runs humid all summer with nothing to control it. We take moisture readings, look at the framing from below where there is access, and tell you what has to be handled first. We have opened a floor and found mold from an old leak more than once. When that happens we stop, bring in the trade that handles it, and pick our work back up afterward. Patching over a live problem just means we see you again next spring.

Most repair assessments happen within two to four business days. Standing water, a hole through a subfloor, or anything somebody can trip over moves to the front of the schedule. Call the Maryland Heights showroom and describe what you are seeing. Photos texted over ahead of the visit often let us bring the right material along on the first trip instead of the second.
On hardwood, vinyl plank and laminate, a board-for-board repair with the finish feathered out is invisible from across the room and hard to find on your knees. Tile depends on whether your tile is still made. Discontinued lines sometimes mean a close match, and we show you that sample before anything comes up. Most of what customers write about us is how well repairs disappear.
It depends on how long the water sat. Cupping that showed up last week often flattens back out as the wood gives up moisture, and a sand-and-finish takes care of what is left. Black staining and soft, spongy boards mean the fiber is gone, and those pieces get replaced. We meter the floor before deciding, because tearing out wood that would have recovered is an expensive mistake.
Usually. In city homes and mid-county ranches with an open basement underneath, we re-secure the subfloor to the joists from below and you never lose a board upstairs. Usually, yes. A lot of St. Louis brick homes and mid-county ranches have red or white oak strip flooring sitting under old carpet. We pull up a corner, see how much wood is left above the nails, and sand with dust containment equipment. Before we commit to a color we test stains on your own floor, because oak in your light does not look like a sample in our showroom.
