Maryland Heights grew up between the 1950s and the 1970s, and the floors show it. Most customers grab samples, take them home, and look at them under their own light before deciding anything.

Almost always. Homes built here in the 1950s and 1960s were laid with 3/4 inch red oak that has plenty of sanding life left, even under tack strip holes and sixty years of pad. We pull a corner during the estimate and look. Refinishing runs $3.50 to $6 per square foot for sand, stain and two to three coats, which beats buying new wood.

Waterproof rigid core luxury vinyl plank or carpet tile. Both survive a sump failure, and both come back up in sections if the worst happens again. We meter the slab for moisture and check it for flatness first, because basements in this part of St. Louis County are rarely flat, and we leave a proper expansion gap at every wall.
