Half the refinishing calls we get start the same way. Somebody pulls back a corner of carpet in a 1920s bungalow or a 1960s ranch and finds red oak strip flooring that has not seen daylight in forty years. Nine times out of ten it is worth saving. Sanding, staining and coating an existing floor costs a fraction of tearing it out, and you keep the tight old-growth grain that nothing sold today can match.

Veteran Flooring refinishes solid hardwood, parquet, and engineered floors with a wear layer thick enough to take a sanding. We work all over the region, from city homes with original oak to mid-county ranches with parquet in the den. When a floor is genuinely too far gone, we say so instead of taking the job and hoping the sander sorts it out.

Three ways to do it, and the lightest one that works

Not every floor needs to go back to bare wood. A full sand takes thickness off a floor you only get to sand so many times, so we start by looking at what is actually wrong with yours. Surface scuffs, worn traffic lanes and deep gouges are three different problems with three different price tags, and we quote the lightest fix that will genuinely solve it.

  • Screen and coat - a light abrasion and a fresh coat of finish, one to two days, same color. Good for floors that are dull rather than damaged.
  • Buff and coat - takes out light scratching and traffic wear without a full sanding, two to three days, same color.
  • Full sand and refinish - down to raw wood, removes gouges, pet stains, water marks and old finish, and it is the only route to a different stain color. Three to five days.
  • Board replacement first where water sat or a wall came out, then the whole floor refinished as one surface. That kind of work is its own conversation, covered on our floor repair page.
  • Stairs sanded and coated at the same time so the run matches the floor it lands on

Stain samples on your floor, not in a catalog

This is the part people remember. Once the floor is sanded raw, we mix stains and brush them out in a low-traffic corner of your actual room. Natural, a mid-tone oak, a gray, an espresso, whatever you are weighing against each other. Then we leave them alone and come back a couple of hours later. Red oak throws pink under some stains and reads warm under others, and no chip in a book will tell you that in advance.

We send photos as the job moves along so you can watch the color go down even if you are at work all week. Water-based finish is low odor and walkable the same evening. Oil-based ambers a little as it ages, and some people want exactly that warmth. Homeowners tend to mention this stage in their reviews more often than the sanding itself.

Our sanders run to commercial HEPA vacuums that pull dust at the drum, and we tape plastic containment across doorways and return vents. There is still a little fine dust, and anybody promising you zero is stretching it, but you are not finding oak dust on your kitchen dishes a month later. Most families stay in the house through the project. We work one zone at a time so you keep a bathroom, a bed, and a clear way in the front door.

Winter is a good season for this work. Salt and grit tracked in from the driveway is what grinds a finish down at the entries, so coming out of that stretch with fresh coats sets the floor up well for the year. Hardwood Refinishing - frequently asked questions

We pull up a floor vent and look at the cut edge of a board. Solid oak with a healthy amount of wood above the tongue has five or six sandings left in it. Engineered needs a three millimeter wear layer or thicker. If there is not enough left, a screen and recoat still buys years, or we talk about new hardwood.

Most families stay put. We section off the rooms being worked and run containment so the rest of the house stays livable. Water-based finish is walkable in about six hours and cured in a week. Oil-based needs a full day before light traffic and several weeks to fully cure. Keep pets off until we tell you it is clear.

Surface water marks sand right off. Black staining means water sat long enough to soak in and react with iron in the fasteners, and that often runs deeper than a sander can reach. We replace the worst boards, weave in matching stock so the seams disappear, and blend the finish across the repair.

Yes. Once the floor is back to raw wood it can go almost anywhere, from a soft natural to a warm mid-tone, gray, or a deep espresso. Red oak fights gray a little because of its undertone, so we sample it right on your floor and show you what it really does before you commit a whole house to it.

Generally a third to half the cost of a comparable new floor, and it takes less time out of your life. The ranges on this page are honest ones. Usually, yes. A lot of St. Louis brick homes and mid-county ranches have red or white oak strip flooring sitting under old carpet. We pull up a corner, see how much wood is left above the nails, and sand with dust containment equipment. Before we commit to a color we test stains on your own floor, because oak in your light does not look like a sample in our showroom.
