University City was platted when oak strip flooring was standard, and most of it is still down there. Usually, yes. Most University City houses were built with 3/4 inch red oak strip, and that gives you several sandings over a lifetime. We pull a floor vent or a closet board to see how much wood sits above the tongue, then check for old face nails and pet stains. If it sands, refinishing costs far less than replacement. If it does not, we say so.
We do it often. Flats near the Loop and rentals off Kingsland change hands on a fixed date, so we schedule the tear-out, install and cleanup to land before the walk-through.
