Why LVP works in St. Louis homes
Nearly every house in the city has a basement, plenty of them are finished, and a good number take water at some point. Flash flooding, a failed sump, a backed-up lateral on an old clay line: it happens across South City and North City alike. Waterproof luxury vinyl plank is the floor that survives that. The planks do not swell, the core does not turn to mush, and a damaged run can be replaced without redoing the entire room.
It earns its keep upstairs too. A front door opening onto Chippewa or Grand takes winter salt, slush and grit all season, and LVP handles that with a damp mop. Products and how to choose
Two things matter most: wear layer and core. A twelve mil wear layer is fine for a bedroom or a light-traffic basement, while twenty mil is what we put in kitchens, entries and rental units. Rigid SPC cores handle temperature swings and hide small subfloor imperfections better than a flexible plank. An attached pad cuts the hollow sound underfoot, which matters a lot over an old concrete basement slab.
After that it is looks. Wide seven and nine inch planks in a light oak read modern and suit an open rehab, while narrower boards with heavier graining sit better in a bungalow next to original stained trim. Matte finishes hide dog scratches and daily traffic better than a glossy plank does. Slabs, wood subfloors and Missouri moisture
Basement slabs in city homes are often eighty to a hundred years old, poured without a vapor barrier and never particularly flat. We test the slab for moisture, grind the high spots and fill the low ones with patch or self-leveler before a plank goes down. Skip that and you get flex, clicking joints and gaps at the seams within a year. A slab that is still wet needs the water addressed first, and we will tell you that plainly.
On the upper floors it is wood over joists, sometimes with old sheet vinyl or two layers of underlayment already stacked on top. We usually take that back to a sound surface rather than adding another layer that raises the floor past the door casings and the bottom stair riser. Missouri humidity swings still move a floating floor slightly, so we hold the correct expansion gap at every wall and under every threshold.
What LVP costs in St. Louis

The process, start to finish
It starts with Erik at the house carrying a tape measure and a moisture meter. He measures every room, checks the slab or subfloor, looks at door clearances and asks what each room is used for, because a basement playroom and a rental kitchen do not get the same plank. You leave that visit with a written quote listing the exact product, the prep, the transitions and the haul-away, with nothing left to be figured out later.
On install day the crew covers the path in, pulls the old flooring, carries it out, then preps the surface until it is flat and clean. Planks go down with the layout planned in advance so a run does not end on a two-inch sliver at the most visible wall in the room. Trim and transitions go on last. Most main floors take one to three days, and we walk the finished job with you before we load up.

The plank itself is. Water will not swell a rigid core the way it destroys laminate or a wood floor. What water still does is get underneath and sit there, so after any real flooding the floor should be pulled up, dried out and reset, or the affected runs replaced. That is a day of work instead of a full replacement, which is the whole point of using it down there.
Sometimes, and often we would rather not. Going over old material raises the floor height, which can bind doors and leave a lip at every threshold, and any hollow or loose tile telegraphs through the plank. In a city basement with glued-down tile we usually pull it, grind the slab and start clean. Erik makes that call at the estimate, not halfway through the install.
Better than most floors. Salt and slush off a South City sidewalk will not stain or swell a vinyl plank, and it wipes up with a damp mop and a neutral cleaner. A mat inside the front door still helps, because grit is what dulls a wear layer over time. Skip the steam mop, which is the one common habit that genuinely shortens a vinyl floor's life.
It can be over a bare slab, which is why we use planks with an attached pad or add an underlayment rated for that product. That takes out most of the hollow click. In a finished basement it ends up quieter than tile and about the same as laminate. Over a wood subfloor upstairs, flattening the floor first does more for sound than any underlayment will.
