Walk a block of Frenchtown or the streets behind Main Street and you are looking at houses built before Missouri was fifty years old. Most of them have wood floors under whatever the last three owners put down. Push west into the Blanchette Park bungalows and the Bogey Hills ranches and the story repeats itself with red oak strip from the twenties through the seventies. Hardwood is not a trend in this town. It is what the house came with.

Newer St. Charles construction earns hardwood a different way. The two story homes built through the nineties and two thousands have open main levels where one continuous floor makes the whole plan read larger. Wood also takes the traffic these houses see, from the garage entry through the kitchen to the family room. Refinish it in fifteen years and it looks new again, which is something no other flooring category in this price range can honestly promise.

Every hardwood job here starts with a moisture reading. Old plank subfloors often need a layer of plywood to flatten them and give the nails something consistent to bite. Over slab, the rules change. Concrete gives up moisture for months, sometimes years, and a slab near the river bottoms holds more of it. We test, we use the right vapor barrier or moisture cured adhesive, and we let the wood acclimate in the house rather than in a garage.
